AbstractThis study aims to develop a measurement instrument for assessing integrated competitiveness for real estate enterprises (ICREE). It is important to understand properly the organizational competitiveness thus organizations can make due development strategies for the good interests of both organizations and industry. This paper has presented the indicators for measuring the integrated competitiveness for real estate enterprises, covering all major dimensions including the organization scale and resources possession, corporate governance, social responsibility, financial capability, growing potential, and performance development ability. An evaluation model, named as Integrated Index Competitiveness evaluation model (IICE) is developed. The Principal Component Analysis (PCA) is applied to extract the Core Competitiveness Indicators (CCIs). The weightings for each CCI are calculated for the calculation of IICE, by using CCIs, typical groups of real estate enterprises in China are sorted out. The identification of CCIs can íumish real estate participants with indicators to attain success for their management and controlled purposes. The proposed IICE will help to identify their competitive advantages relative to their competitors. The data used for analysis are referred to the practice of Chinese real estate industry. © 2009 Faculty of Construction and Land Use, The Hong Kong Polytechnic University.
