AbstractProperty management is inevitable for everyone in the world, and no matter whether it is a residential building, commercial building, or shopping arcade, property management practitioners apply their professional services to ensure the properties are safe and create a comfortable environment for the user by providing more extra value-added services. Therefore, the property management industry in Hong Kong always demands practitioners, and property management companies often search for practitioners, but the turnover rate is still relatively high. There are many reasons for the turnover such as the working condition, benefits or power and duties; it is probably all related to job satisfaction and work efficiency. The intention of the study s to evaluate the job satisfaction level and the variables impacting property management practitioners’ job satisfaction after the enactment of Property Management Services Ordinance. The study collected the data through questionnaires and interviews with officer grade and manager grade of property management practitioners working respectively. Both officers and managers who worked in large scale companies and small scale companies will be invited. The factors primarily affecting the job satisfaction of property management practitioners are the salary and the welfare policies given by the employers to assist the property management practitioners in having sufficient qualifications to obtain the property management practitioners license. Recognition, working culture or working environment are other reasons for practitioners to gain their job satisfaction. These findings indicate that the enactment of Property Management Services Ordinance will not directly affect the job satisfaction of the property management practitioners, however the side effects regarding the enactment of Property Management Services Ordinance such as higher entry requirement, higher expectation from residents etc. After the discussion, recommendation will be suggested for the property management companies to enhance the job satisfaction of the property management practitioner, some are specially for the enactment of Property Management Services Ordinance.
