AbstractGreen concepts are common in modern society. According to the Green Property Management Practices Report by The Hong Kong Institute of Surveyors (HKIS) in 2015, there are different green concepts that could be applied in property management operations. With the rapid development of society, this study is to find out the feasibility of the implementation of green concepts in the property management industry. It was found that the operating cost and maintenance expenditure is mostly considered by the practitioners of the property management industry. In this regard, they shall explore the expected pay-back period in advance before explanation to the Incorporated Owners or Owners’ Committee. Meanwhile, as the property manager, manpower shortage is inevitable, and thus, cooperation and making good use of the Internet of Things (IoT) or Innovative Technology are vital in the implementation. On the other hand, by considering the on-site resources support, the large-scale residential property is more likely affordable for large-scale green works. Although various difficulties were mentioned in the following literature and encountered by the interviewees, it is to a large extent that the property management companies can implement green concepts and achieve the green purpose in private residential properties in Hong Kong, under comprehensive planning.
