AbstractBased on empirical observations from Hong Kong, we found that public sector led redevelopment projects have a negative impact on the prices of older nearby housing units. The same negative impact does not exists in private sector redevelopment projects. The results are consistent with our conjecture that the real redevelopment option of a housing unit will be lower by a nearby public sector led redevelopment projects. This is further confirmed by the weakening of such effects as the distance between the nearby housing unit and the redevelopment project increases.
